The house itself can sleep up to 40 guests, very comfortably. If you’re inviting more, our sister accommodation at Upper Tweedmount sleeps up to 13 and we can recommend plenty of other places to stay nearby.

Kippilaw First Floor

On the first floor, you’ve a choice of five bedrooms, all furnished in a vintage and eclectic style and each with its own unique character. One is a magnificent suite with its own dressing room and en suite.

    Kippilaw Second Floor

    On the second floor, there are seven more individually-themed bedrooms, sleeping from two to four guests. The second floor also provides access to Kippilaw’s Tower, an extra wing of this amazing house with three more bedrooms and a bathroom.

     Upper Tweedmount

    Kippilaw House can sleep up to 40 guests.

    If you’ve more people coming, our sister accommodation at Upper Tweedmount is just a 10-minute tax ride. This spacious stone-built townhouse in Melrose with its large, light-filled rooms, original features and private enclosed garden has five bedrooms, two bathrooms and sleeps up to 13 guests.
