Kippilaw offers you a choice of reception rooms – all distinctly different and each with its own appeal.
Kippilaw Ground Floor and Reception Rooms
On the ground floor, Kippilaw has three stunning reception rooms – our intimate Rouge Room, more formal Panelled Room and lovely, relaxing Eggshell Sitting Room – plus a farmhouse style kitchen and Grand Hall with elegant staircase leading up to our wonderful bedrooms.
If you’re planning a big party, our magnificent Ballroom with its own bar and double doors leading out onto Kippilaw’s ivy-covered veranda can be hired at an extra cost.
Rouge Drawing Room
With its large, south-facing bay windows, Kippilaw’s Rouge Room benefits from the most amazing light. An ornate carved marble fireplace, inviting velvet sofas and vintage armchairs, and chinoise-style decoration all add to the appeal. Perfect for a close family gathering.

Eggshell Sitting Room
Originally part of a 15th century tower, Kippilaw’s charmingly decorated Eggshell Sitting Room provides a contrast to the other spaces – somewhere to enjoy a chat over a cup of coffee or glass of wine in a comfy sofa or armchair, in front the original Adams working fireplace.
Ballroom with Bar
Available to hire at an extra cost.
Built in 1865, Kippilaw’s bright, spacious Ballroom boasts a log-burning fireplace, space for conference seating, dining or dancing and a fabulous fully licensed original semi-circular Victorian Club Bar.
Double doors lead onto the covered veranda, overlooking the terrace and perennial flower borders. Perfect for an evening reception or just relaxing after a busy day.
Ballroom sits: up to 120 for meal
Accommodates: up to 150 for a party
Grand Hall and Staircase
A grand, carved staircase, plush carpeting, antique crystal chandeliers and ornate mirrors make Kippilaw’s Grand Hall perfect for a dramatic entrance or speeches on the landing.

Panelled Dining Room
With its original wood panelling, fabulous fireplace, grand piano and views overlooking the lawn, Kippilaw’s Panelled Room is perfect for a gathering of the clans.
